The Engineering Manager ensures the operational continuity, asset preservation, and technical excellence across the DPI portfolio by managing preventive maintenance, CAPEX projects, technical audits, and building engineers and technical staff performance.
Job Requirements:
- Holder of a Bachelor’s degree in Mechanical or Electrical Engineering.
- Minimum of eight (8) years of relevant work experience in facilities management or property management, specifically with high-rise commercial/residential settings.
- Proven experience in handling multiple properties, ability to travel, and manage remote teams.
- Demonstrated success in managing CAPEX projects (e.g., Lift Modernization, Genset Replacement) of significant value.
- Deep technical knowledge of Mechanical, Electrical, Plumbing, and Fire Protection systems specific to high-rise settings (e.g., HVAC, Generator Sets, and Elevators).
- Strong verbal and written communication skills. Ability to handle tenant relations, manage client expectations, and resolve complaints.
- Ability to conduct Level 2 to Level 3 technical audits – identifying not just visible defects but reviewing log, trends, and efficiencies.
- Preferably residing near or willing to work in Bonifacio Global City in Taguig.
Job Responsibilities:
1. Preventive Maintenance & Operational Reliability
- Develop, standardize, and enforce a 52-week PM schedule for all sites. Ensure maintenance activities for critical assets (Elevator, HVAC, Genset, Fire Systems) align strictly with the standards.
- Define and track technical Key Performance Indicators (KPI). Implement immediate recovery strategies for any equipment falling below reliability thresholds.
- Act as the SME for the entire portfolio’s assets. Provide high-level technical guidance and troubleshooting solutions for complex failures that site teams cannot resolve.
2. Purchasing & CAPEX Management
- Review and vet the technical TOR for all purchase requests (PR) and service contracts.
- Manage the end-to-end lifecycle of major CAPEX projects. Review technical feasibility, budget alignment, and ROI before approval.
- Serve as Technical Lead during the bidding process, evaluating vendor proposals against the TOR to recommend the most technically compliant and cost-effective solutions.
3. Audit & Quality Assurance
- Conduct comprehensive technical audits for each property to assess the physical condition of assets and compliance with safety codes.
- Maintain a Findings Tracker for all issues raised during audits. Monitor site teams to ensure that all technical findings are closed within the agreed-upon timeline.
4. Technical Support & Reporting
- Proactively identify opportunities for building modernization. Submit proposals for energy conservation measures (e.g., LED retrofitting, VFD installation) or automation upgrades.
- Maintain a 5-year and 10-year asset replacement forecast to assist the organization in long-term financial planning.
- Introduce new technologies or methodologies to improve operational efficiency and reduce operating expenses.
5. Operational Leadership & Continuity
- Acts as the Interim Building Manager for any of the sites during the absence, resignation, or vacancy of the assigned Building Manager.
- During interim periods, oversees engineering, general building administration, tenant relations, and security/housekeeping coordination to ensure zero disruption to operations.
- Acts as a first responder on any major incident in the property.
6. Facilities Management
- Provide technical and operations support for commercial/office, residential & warehouse projects.
- Facilitate, review, monitoring & oversee tenant fit-out & improvements.
- Ensure tenant’s compliance with DSG and House Rules.
- Conduct periodic audit to assess facility and maintain landlord’s responsibilities per lease contract.
