The Building Manager is responsible for the overall strategic and day-to-day management of the assigned building. The Building Manager ensures the property remains commercially viable, financially healthy, and provides a premium experience for all tenants and stakeholders while providing assurance with technical integrity of the building.
Job Requirements
- Holder of a Bachelor’s Degree in Mechanical and Electrical Engineering.
- Minimum of five (5) years working experience in Property Management specifically High-rise commercial / residential setting.
- Proven experience in handling Grade A or premium office buildings.
- Demonstrates strong leadership skills and capacity to lead site teams, and manage general building administration.
- Demonstrates successful delivery of CAPEX projects (e.g., Lift Modernization, Genset Replacement, etc.) worth of significant value.
- Deep technical knowledge of Mechanical, Electrical, Plumbing and Fire Protection Systems specific to high-rise buildings.
- Strong verbal and written communication skills. Ability to handle tenant relations professionally, manage client expectation and resolve complaints.
- Preferably residing near or willing to work in Bonifacio Global City in Taguig.
Job Responsibilities
1. Operational Leadership & Governance
- Implement and enforce building House Rules and Regulations for tenants and contractors.
- Directly oversee non-technical service providers, including Security, Housekeeping and Landscaping services. Ensuring they meet Daiichi Properties’ service standards.
- Ensure the property complies with all local government regulations (Permit to Operate, Fire Safety Inspection Certificate, Business Permits, etc.)
2. Building Technical Integrity
- Lead the Building Engineers on the 100% implementation of Preventive Maintenance (PM) schedules and ensure that tenant operations will remain uninterrupted.
- Review technical audit reports provided by the HQ and prioritize the implementation of recommended corrective actions.
- Act as the primary bridge between the BEs onsite and the Engineering Manager (HQ based) to ensure operational continuity.
3. Financial Management & Profit and Loss (P&L) Accountability
- Prepare and manage annual Operating Expenses (OPEX) and Capital Expenditure (CAPEX) budgets, incorporating the technical requirements identified by the Engineering Manager.
- Monitor utility consumption and implement cost-savings initiatives in collaboration with the engineering team.
- Oversee the timely billing and collection of association dues, utilities, and other tenant charges.
- Review and approve purchase requisitions for property-related supplies and services.
4. Technical Strategy & Improvement
- Serve as the primary point of contact for tenant concerns, move-ins and fit-out approvals.
- Conduct regular tenant meetings to assess satisfaction and address service gaps.
- Manage the customer experience from lobby entrance to office units, ensuring a high-standard professional environment.
5. Risk Management & Safety
- Lead the Building Emergency Response Team (BERT) and organize regular fire and earthquake drills.
- Ensure all Life Safety Systems (Fire Alarm, Sprinklers, Pressurization Fans) are 100% operational in coordination with Engineering Manager.
- Manage the property’s insurance claims and risk assessment profiles.
